Selling your home without a real estate agent can be a daunting task. With technology being at the forefront of real estate, you want to make sure you have the most exposure possible. Sites like Zillow, Trulia realtor.com, homes.com and more offer exposure to buyers. Most buyers do not find their home through newspaper ads, community bulletins and for sale signs. This is something to keep in mind when selling your home by owner.
It's not impossible to sell your home on your own without the help of an agent, but if you want the most exposure, you need to have your home listed on the MLS with a real estate agent.

- Navigating inspection negotiations and knowing what repairs are worth doing, what repair costs are, and what types of loans will require repairs to be made
- How to communicate and deal with title companies in order to avoid delays
- How to choose an offer in a bidding war (note: price shouldn't always determine the winning bid, it's just one of many factors)
- How to stage your home to show the full potential of your home
- Knowing what improvements are necessary to get top-dollar for your home (this can be as little as some fresh paint or as much as renovations depending on what you're willing to do and how much you'd like to walk away with).
- How to declutter so that buyers can imagine living in the home vs. seeing someone else's home.
- How to line up the contract with the purchase of a new home to make sure there aren't any gaps in your housing and that everything will play out smoothly.
